Fairly big catacomb like structure. There aren't any corridors or places to hide. Cold and stone paved.

How do grappling, entanglement, or other combat maneuvers work? Can they be substituted for an Attack of Opportunity?

Ok disregard that last post I was a bit frustrated.
Is there an area on the roof Matou can reach in that one turn where he will not be seen by the Collector? If so he goes there.

Your acrobatics is enough to climb to the roof through a window on the top floors.
Squares that are outside of his field of vision seem to be the squares marked with red on the attachment.
It's a different matter if he notices you due to some other means.

Won't that area become within his field of vision as he moves closer? I'll probably try to get on the right side. If he enters the house or gets close enough to it, doesn't that obscure his view of the roof?

The roof is triangle shaped somewhat. Think those marked squares the ones that are on the unseeable side.

I can't very well transform before the arrow hits me, can I? Always too little, too late for me. What I could have done. So my last command seal, how diluted would it be to command Lancer to destroy Archer, Einzbern, and the Collector? Could I make it possible him to block that arrow as well?

Anyways last command seal. You could make Lancer block the arrow with simple "save me" wish.
Or you could use it command Lancer to fight them until his time runs out.
